Keys: You will receive a code for the lock box(s) on the outside of each entry door. Depending on whether you are renting one or both units, you will receive one or two codes. Please return the key to the lock box and change the numbers on the tumbler so that the key is locked inside the lock box. I agree to pay $25.00 for each lost key. Linens, Soaps, Toiletries: There are supplies of bed linens and bath towels for each rental unit. Daily linen service is not provided. We also provide an initial supply of bath soap, toilet tissue, dishwashing soap, dishwasher soap, and paper towels. Additional supplies are the responsibility of the renter. Rental Payment: The Rental Payment consists of the rent, a 10% tax on the rent, and the cleaning fee. It is due 21 days prior to your Arrival Date. If this payment has not been received by the due date, your reservation will be cancelled. If the property cannot be re-rented, then a refund will not be issued. If the property is rented at the same rate and for the same duration, a full refund will be issued subject to a cancellation fee. (See Cancellation Policy below.) Large Groups: Our home is on a septic system, at the edge of a beach. Large groups are not allowed due to the limitations of the septic systems and the adverse impact on the home and the neighbors. You are limited to a maximum of twelve people at the rental for day use. The entire house sleeps no more than eight. Breach of this clause can result in your eviction from the property and the forfeiture of your entire Rental Payment and Security Deposit. Garbage/Recycling: All homes have separate garbage (gray) and recycle (blue) cans. You can incur an extra fee if you mix garbage in with recycling or if you leave garbage or recycling outside of the cans. Pets: ONLY dogs are allowed. Breach of this clause will result in the forfeiture of your entire security deposit and may result in your eviction from the rental and the forfeiture of your entire rental payment. Smoking: Our house is a non-smoking house. You can smoke on the decks, however. Breach of this clause will result in the forfeiture of your entire security deposit and may result in your eviction from the rental and the forfeiture of your entire rental payment. Items Left Behind: We are not responsible for items left in our house. If you desire that we retrieve an item, a service fee of $25 may be charged against your Security Deposit. If you ask us to ship an item, all shipping fees will be charged against your Security Deposit. We will not be responsible for any shipping damage or losses. Security Deposit: All rentals require a Security Deposit at the time of booking. This deposit is distinct from the Rental Payment. Security Deposit Refund: Our cleaning company walks through the house before and after each rental period. Upon your arrival, if you find anything broken or out of the ordinary, please contact Neill Kramer at neillkramer@gmail.com and report it; otherwise you may be charged. You are responsible for any damages caused by you or your guests. The most frequent examples are: stained/damaged carpets/furniture, cleaning costs beyond the normal cleaning fee, garbage problems, etc. After checkout, the entire Security Deposit will be returned to you within 21 days if the rental is left in good order and you have complied with all rules. Otherwise, expenses, fees, and fines will be documented and deducted from your Security Deposit. You agree to pay the costs for damages and expenses from your Security Deposit. If these costs exceed your Security Deposit, you agree to pay the difference. Cancellation Policy: All rental cancellations must be in writing and may be delivered by email. Cancellation refunds will occur as follows: 1. Written cancellation received 45 days or more before your Arrival Date: we will refund all monies paid less a $75.00 Cancellation Fee. 2. Written cancellation received 44 days or less before your Arrival Date: the Cleaning Fee and the Security Deposit less a $75.00 Cancellation Fee will be refunded. The remaining rent and tax will be held until we are able to recover, as a result of re-renting the property during your contractual rental period, replacement monies. At that point your rent and tax will be refunded to you. Partial refunds will also be issued. Hold Harmless: Neither Neill Kramer, his family, nor stinsonhouserental.com will be liable for any damage or injury to you or any other person or to any property occurring on the premises during your stay. You further agree to indemnify and hold harmless Neill Kramer, his family, and stinsonhouserental.com for any claims based on personal injury or property damage sustained by any person during your stay. You are specifically advised that our insurance will not cover damage to your personal property. You agree that Neill Kramer, his family, and stinsonhouserental.com is not responsible for any loss or damage during the term of the rental contract. You agree to carry insurance covering all of your property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause. Acknowledgement: I the undersigned hereby apply for the above listed reservation and warrant that I have read, that I understand, and that I agree to the terms and conditions of this contract, and I agree to abide by the restrictions on use of our property.
